Tenants Fee obligations:        

Holding Deposit:

One week’s rent

The property will be held for the tenant following this payment whilst references are being applied for and will be returned if references fail, however, this reservation fee will be withheld if the prospective tenant withdraws from the tenancy, gives false or misleading information or fails a right to rent check or fails to sign the tenancy agreement within 14 days or other agreed deadlines.


Security Deposit


Five week’s rent and will be returned subject to a final inspection at the end of the tenancy.


Variation of the Contract


£50 per agreed variation for preparing a new tenancy agreement


Early termination:


the tenant would be liable for the landlord’s costs in reletting the property as well as all rent due under the tenancy up to the time of departure.


Schedule of Charges for Landlord’s:


Let Only:    


  75% of the first month’s rent plus VAT including protecting the deposit.


Fully Managed


15% plus VAT (18%) of all rent collected, which includes protecting the deposit subject to additional fees below:

Referencing Fees:   

£150 including VAT per tenant

£150 including VAT per guarantor

This includes not only credit and previous landlord’s checks but also identification checks and right to rent checks


Tenancy Agreement:


£120 plus VAT for the preparation of the up to date professionally approved tenancy agreement



Inventory and Condition Report 

£180 including VAT for a detailed and photographed report of the property prior to commencement



Withdrawal fee prior to the tenancy commencing £500 including VAT to cover all of the above
